LWA Property Maintenance Level 1
Under the direction of the LWA Director, this position will perform a variety of semi-skilled duties in the maintenance, repair and construction of the nursery and open space facilities, landscape maintenance and vegetation control, and set-up and removal of equipment for events. The LWA Property Manager 1 must be able to demonstrate the proper and safe operation of a variety of light and medium duty vehicles, specialized equipment and hand/power tools. This is a part-time position, not to exceed 850 hours per year. Annual salary range $17,000 to $23,800.
Arboretum grounds maintenance duties:
• Maintain arboretum grounds
o Check for and remove trash
o Empty trash bins in nursery
o Arrange for dumpster pick-ups
• Irrigation
o Water newly planted items and plants not covered by irrigation
o Yearly winterize and de-winterize
o Repair leaks, clogged heads, controllers and valves, reconfigure heads
• Perform vegetation control using hand, power, and riding machinery as well as the application of chemicals
• Fountain and floating rock water feature maintenance
o Drain and remove rocks, clean and repair annually
o Refill as needed
• Clean picnic area, nursery, office restroom and stock supplies
• Assist in the set-up and breakdown of equipment for recreation events including plant sales signs, tents, tables, vendor areas; Christmas lights; oversee and help with rental and volunteer events.
• Perform routine maintenance and repair to equipment and vehicles including filters, hoses, oil, and other fluid levels
o Yearly maintenance of tractor, lawn tractor, golf cart
o Wash and clean major equipment
o Clean inventory, maintain tools, carts, garden hoses
• Operate maintenance equipment, including but not limited to, power mowers (riding or walk-behind), and other power and manual hand tools
• Monitor and report park conditions, hazards, vandalism, suspicious activities, and facilities or equipment in need of repair to appropriate staff
o Coordinate with Arboretum Director, Park Maintenance, and Police staff as needed to address operational, repair and security issues
• Maintain a safe environment for all visitors to LWA
• May be assigned to work weekends when needed, for example to support sales and rental/volunteer events
• Assist other staff and perform other duties as assigned

Knowledge of:
• General horticultural and turf practices
• General building maintenance
• Basic plumbing, electrical and irrigation knowledge a plus
• Basic computer skills
• Operation of light and medium duty vehicles and equipment
• Appropriate health and safety practices, procedures and work hazards related to maintenance activities
• Operation, use and care of hand and power tools and equipment used in LWA maintenance work and ground keeping
• Guest relations and customer service

Demonstrated ability to:
• Establish and maintain effective working relationships with employees and the general public
• Physically perform the essential job functions of the position including the ability to lift up to 50 lbs.
• Operate, service, and make minor repairs to tools and equipment used in park maintenance work
• Apply specialized chemicals to control vegetation, insects, etc.
• Perform skilled and/or semi-skilled tasks with little to no supervision
• Meet work schedule deadlines and project timelines
• Handle multiple requests for assistance in an organized manner
• Provide excellent customer service, treating the public with patience and courtesy

Education and Experience:
• High School graduation or equivalent required
• Experience in garden maintenance or landscaping, vegetation management, repair, construction, or general building maintenance and open space facilities (preferred)

Special requirements:
• Must be able to pass a criminal background check
• Must have a valid WA driver’s license
• Manage working schedule to fit increase and decrease of duties during high and low seasonal demands within the 850 allotted annual hours
• Must be at least 18 years of age
• Must be available to work a flexible schedule including evenings, weekends, holidays and split shifts
• Ability to stoop, squat, twist and bend, lift 50 lbs.
• May be exposed to noise from operation and proximity to outdoor power tools and construction equipment
• May be expected to work with herbicides, and pesticides
• Ability to perform tasks in all weather conditions
